Helping the Coachella Valley Housing Coalition create 150 affordable homes in Indio

The Challenge

Stuck in predevelopment

Many federal and state affordable housing programs require projects to be shovel-ready to qualify for funding. But getting to that stage takes money for planning, design, engineering, land, and other predevelopment costs.

For the Coachella Valley Housing Coalition (CVHC), one small hole in their predevelopment budget stood between them and millions in public and private support.

The We Lift Catalyst Fund helped close the gap.

The Money

Turning $1.5M into $115M

The We Lift Catalyst Fund gave CVHC two $1.5 million predevelopment loans—one for JFM Villas Senior Apartments and one for JFM Villas Family Apartments.

Those loans helped cover the early costs to move both projects from planning to “shovel-ready,” which meant they could finally tap into major state and federal funding programs.

With that early support, the We Lift Catalyst Fund helped free up a combined $115 million in development for 150 affordable homes in Indio.

The Community

For families, JFM Villas means room to put down roots and grow. For seniors, it means a stable home on a fixed income. For farmworkers, it means the chance to stay in the region they helped build.

Together, both communities mean more stability and opportunity for upwards of 400 residents.
